Terms and Conditions and Privacy Policy

Upon acceptance via payment of your deposit, these terms form a contract between us, No.9 Uist, and you as the representative of all guests who are included in the booking. These terms and conditions may be amended from time to time.

Number of Guests

The maximum number of people who may stay at the property is four. If more than four people are using the property, without permission, this will be considered a breach of contract and you will be asked to leave. In these circumstances you will not be entitled to any refund. You may not onwards let the property, or allow others to occupy the property in your place under any circumstances. Upon booking, you must tell us the names of all members of your party who will be staying at the property, and you must advise us of any changes to the number or names of guests who will stay before check-in.

Children

We welcome families but please be aware that your children are your responsibility at all times both in terms of their safety in and around the property and damage to property and/or furnishings. Please note, the area to the front of the property has steep ground and unprotected edges which may not be suitable for young children.

Pets

Dogs are welcome at No.9. There is a small additional cleaning fee of £35 per dog per stay with a 2 dog maximum. Inside the property, dogs should be limited to the confines of the open plan area and utility room, and kept off all furniture. Dogs should never be left alone inside or outside the property, under any circumstances. The garden has been secured with stock proof fencing so should be sufficient to keep dog/s contained. However, for the safety and comfort of your dog/s, please exercise due diligence at all times. We cannot accept any responsibility for the safety of your dog/s. Please keep your dog/s under control at all times whilst on the island. The croft land is full of livestock and wildlife year round. In the interests of hygiene, health and safety, and out of consideration for others, it is vital that you clean up after your dog/s both in the garden and on the island in general. Poop bags should only ever be deposited in external bins and never left inside the property. We ask that you clean and dry your dog/s before entering the property after being outside in wet weather. Guests are responsible for any damage caused by their dog/s, whether inside or outside the property.

Parties Groups and Commercial Activities

Use of the property for parties, group gatherings or commercial activities is not permitted and you will be asked to leave if such activities are undertaken without our prior consent. In those circumstances you will not be entitled to a refund. Should you wish to book the property for a commercial purpose, such as photo shoots, please contact us via the contact page prior to booking and we will consider your request on a case-by-case basis.

Visitors

You are welcome to invite visitors for normal social activities during your stay, however visitors are not permitted to stay over (unless you have listed them as guests on your booking and the total number staying at the property does not exceed four people]. You shall not allow any visitors to camp nor stay elsewhere on the property under any circumstances. You remain at all times entirely responsible for your visitors’ conduct and any damages caused by them.

Bookings

A 40% deposit is payable at the time of booking. The balance of fees and a good housekeeping deposit are payable no later than 8 weeks before your arrival date. We are unable to guarantee that a reminder will be sent and we reserve the right to cancel your stay if final payment is not received by the due date. Bookings made less than eight weeks prior to the arrival date must be paid in full at the time of booking.

Good Housekeeping Deposit

A £350 deposit is payable to cover breakages, mishaps and for any additional cleaning beyond that reasonably required were the property kept in good order during your stay. We will contact you if we determine that retention of the deposit or additional cleaning charges will apply. Otherwise your deposit will be refunded to you no later than 7 days after your departure date.

If You Cancel Your Booking

If you need to cancel your booking you must let us know in writing.  10% of paid fees are refundable if you cancel 8 weeks or more before the date of your arrival.  For cancellations after this no fees are refundable.  We recommend you take out travel insurance to cover any unforeseen circumstances that may force you to cancel your stay.

If We Cancel Your Booking

In the very unlikely event we are unable to offer you the property for your stay, we will provide you with a full refund. We will not be liable for any onwards or consequential costs of cancellation incurred by you.

Arrival and Departure

The property will be available from 4pm on the day of arrival. You must vacate the house by 10am on the day of departure. Details regarding access to the house and further useful information to aid your stay will be made available once final payment has been received.

Smoking/Vaping

Smoking, vaping or the use of electric smoking devices at or near the property is not permitted. Evidence of smoking including odours or discarded smoking paraphernalia will result in the forfeit of the good housekeeping deposit and we reserve the right to charge an additional amount for specialist cleaning if required.

Cleaning

Please ensure that at the end of your stay the property is left as you found it and that you follow the departure instructions provided. Please ensure all crockery, cutlery, glassware, pots, pans and utensils are cleaned and replaced in drawers and cupboards. We reserve the right to charge an additional amount for cleaning should the house not be left in a reasonable condition.

General Housekeeping

Please remove outdoor shoes inside the property and treat the property and all furnishings and finishes with respect. Please refrain from wearing make up or freshly applied tanning products in bed as these may cause staining to the bed linen and additional cleaning or replacement charges will apply in the event that bed linen is damaged in this way.

Recycling

Please use the bins provided in the kitchen for recycling and for general waste. Full bins can be emptied into the appropriate wheelie bin located in the bin store at the top of the drive. Please empty your bins in the kitchen to the bin store before check out and do not leave full bin bags anywhere else on the property or grounds.

Limit of Liability

We take no responsibility for the personal possessions and vehicles which are left entirely at your own risk. Children must be supervised at all times. We shall not be liable for any loss or damage to possessions and vehicles or for personal injury during your stay.

Mishaps and Breakages

We ask that you take care to look after the property including its fixtures, fittings and contents as if it were your own. However we understand that accidental breakages or mishaps can occur and we ask that you let us know immediately so that we can assess the damage and take action where necessary. This is especially important regarding spillages to upholstery/bedding, kitchen units and worktops, bathroom fittings and all flooring. Please do not use any cleaning products that you have purchased yourself in the event of spillage as they may not be compatible with the surfaces. We reserve the right to cover breakages and mishaps via deduction from the good housekeeping deposit, other than minor breakages and reasonable wear and tear.

Privacy and Security

We and third party vendors, acting on our behalf, will necessarily process your personal information to take your booking and enable your stay at the property. We will only retain this data where it is reasonable and necessary for us to do so. We will, upon request, advise you of what data we hold related to you and purge or destroy this data should you ask us to, where this is reasonable or necessary under legislation.

Right of Entry

Should any emergency repairs be required, we reserve the right to enter the house at a reasonable time or, for non-emergency matters, at a time arranged with you. We reserve the right to refuse entry to anyone who, in our opinion, is not suitable or capable of taking charge of the property. Should we reasonably suspect you are in breach of contract we reserve the right to enter the house and ask you to leave should your behaviour be considered to be unsafe, unreasonable or in breach of any of our agreed terms.
